Can you hold a place before I apply?
No, we rent on a first-come, first-served basis. To secure a home, you must submit an approved application along with any required fees. We recommend applying as soon as you find a property you’re interested in. After an approved application we can hold it with a $500 hold deposit that will go towards the full deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in requirements vary, but typically include the first month’s rent and a security deposit. Prorated rent may apply if you move in after the 1st day of the month. -
How old do you have to be to apply?
You must be at least 18 years old — or the legal age in your state — to sign a lease and rent a property. -
Is the deposit refundable?
Yes. Security deposits are fully refundable as long as you meet all lease terms and there’s no damage beyond normal wear and tear. Deductions may apply but are not limited to unpaid rent, damage, or cleaning costs. -
Who needs a cosigner?
A cosigner may be required if your application doesn’t meet income, credit, or rental history standards. Cosigners must meet financial and credit qualifications and sign the lease. -
You have a property I want to rent. How do I apply?
Applications can be submitted online. You’ll need to provide a completed application form, proof of income, a valid ID, and pay the application fee. -
How do I pay rent?
Rent can typically be paid through our secure tenant portal, by automatic bank transfer(ACH), or by check/money order. Online payments are encouraged for speed and convenience. -
I want to get a pet. What do I do?
Possibly — but you must check your lease and get management approval first. Some properties allow pets with a pet deposit and monthly pet rent, while others may have restrictions. Having a pet on the property, prior to getting written approval, will have immense penalties. -
I want to move out, but my roommate wants to stay. What do I do?
If one tenant wants to stay, they may need to requalify on their own or find a replacement roommate. All changes must be approved by management and reflected in the lease. Please note, the Security Deposit stays with the property until all tenants move out. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required notice period, minimum 30 days notice effective the end of the month and submit your written notice to vacate before that deadline. -
Who is responsible for paying for repairs & maintenance requests?
We take care of maintenance. However, tenants are responsible for routine maintenance and upkeep; for example, lightbulbs, batteries, filters, plugged toilets, and monitoring sump pumps. You are responsible for damage caused by negligence or misuse. To report issues, submit a maintenance request through the tenant portal.
